When to Order An Inspection
Buyer:
You need to make sure you have a clause in your purchase
agreement that allows you to have an inspection and that you
have the right to terminate the agreement if you find the home
in unsatisfactory condition. This clause should specify the terms to
which both the buyer and seller are obligated. Call to schedule
your home inspection within a few days after signing the
purchase agreement. This will allow time for the seller to make
any necessary repairs or for any further agreements to be
reached.
Seller:
Sellers should opt to have a thorough inspection before or when
they first list their home. This allows sellers an opportunity to
perform desired repairs before placing the property on the
market. A listing inspection may facilitate a smoother transaction
by putting potential buyers at ease, reducing negotiating points,
and avoiding delays. While the listing inspection report cannot
be used as a substitute for a disclosure, it does allow the seller to
provide prospective buyers with additional information, based
on an unbiased, third-party, professional inspection.

A contract must be signed by the Client prior to or
at the start of the inspection.
